As-Built Drawings

With any LASERTECH® Floorplan, in addition to basic as-built data, we can collect additional data such as power/communications, reflected ceilings, fire safety features, furniture layouts, elevations, sections and roof plans. Our drawings are delivered electronically, CAD and PDF format, with optional printed reports as well.

Floor Plans

The foundation of our service is the provision of what’s commonly called an “As-Built” Floorplan.  This differs from an architect’s plan, which is typically a “Design” plan, and is intended to represent what currently exists, as opposed to what is proposed to be built as designed by the architect.  There is only 1 way to produce an accurate “as-built”, and that is by doing a detailed survey, or measurement, of the structure.

Power Communication Plans

In addition to basic floorplan detail, we can optionally locate and show all electrical outlets and switches, data and telephone jacks, electrical and telecommunications panels, sensors, thermostats, junction boxes, basically any floor or wall mounted power/communications device.  These are symbolized and shown on the Floorplans, with an accompanying legend.

Reflected Ceiling Plans

Along with the basic floorplans, we can also prepare a plan of your ceilings, showing ceiling grids, lighting, HVAC diffusers, sprinklers, smoke alarms, as well as ceiling heights above finished floor surface.  Structural beams located and shown, both width and height, if ceilings are open.  Optionally include vertical heights of all symbols inserted.

Elevations / Sections

If we’ve prepared floorplans and reflected ceiling plans, then the preparation of basic elevation drawings and/or sections is straightforward. During our interior survey we simply record the slab-to-slab elevations, all changes in floor elevations, as well as window/sill heights, door heights, plus exterior details as required.  Typically exterior elevations, but interior wall elevations can easily be prepared as required as well.

Evacuation Plans

Once we have basic floorplans measured, the creation of evacuation plans is easy, typically requiring the location of all fire safety features such as alarms, pull-boxes, extinguishers, strobes, emergency exit signage, and alarm panels.

Furniture Layouts

We can locate and show all existing furniture, using standard CAD blocks and layering. Systems furniture, desks, tables, chairs, shelving, filing cabinets…..if its visible, we can document and draw it!

Paper to CAD Conversions

Once we have basic floorplans measured, the creation of evacuation plans is easy, typically requiring the location of all fire safety features such as alarms, pull-boxes, extinguishers, strobes, emergency exit signage, and alarm panels.

Roof Plans

Roof plans can be added whether we’re measuring the full building, partial building, or just the roof.  Parapets are measured and drawn typically, as well as any rooftop rooms or enclosures, and additional options include the location and measuring of all roof-top equipment, major ducts and vents, slopes, as well as all heights and level changes, typically required for elevations or Revit.

Photo Keymaps

As part of our service, we take digital photos throughout a building, exterior and interior. This originally started for our own benefit, to help our CAD operators, but as a courtesy to our clients we provide all photos free of charge, including a photo keymap, where the location and direction of each photo is noted. In addition, we link the photos to the drawings, and the PDFs, so by simply opening either and clicking on the photospots, the photo will open, providing a simple virtual tour of the property.

We can also add in 360 panoramics if required, click on a 360 photospot in our keymaps and bring up a 360 degree panoramic of the room. Spin around, zoom/pan, in full HD resolution.
